One flat fee per transaction, billed per file. No per-hour surprises. G&K reviews and confirms every request before work begins, so you always know the fee before we open the file.

New clients start with a $400 introductory file. After that, work with us per transaction or lock in package pricing with a retainer.

New client onboarding

Your first file with G&K.

One flat introductory fee covers onboarding, workflow review, and full coordination of that transaction through closing.

Introductory Transaction File

$400per transaction

Applies to Basic Listing or Basic Buyer transactions.

A one-time introductory file for new clients. It lets G&K learn your workflow, set up your file, and establish a seamless process for every transaction that follows.

  • New client onboarding and setup
  • Review of your transaction workflow and preferences
  • Transaction file creation and organization
  • Deadline and milestone tracking
  • Communication with escrow, lenders, and all parties
  • Document management from contract to close
  • Ongoing transaction coordination through closing

Once onboarding is complete, future transactions are billed according to your selected transaction coordination service package.

Cancellations & Re-Contracted Files

  • Cancelled Transaction Fee$150Applies when a transaction is cancelled on or after the 21st calendar day after file opening.
  • Same-Client Re-Contracted Transaction$400If the same client enters into a new contract within 30 calendar days of the cancellation, the new transaction will be coordinated at the discounted rate of $400.

The $400 fee is separate from and in addition to the $150 cancelled-transaction fee. Any applicable rush fee is charged separately.

These fees are assessed by G&K based on file status and are not available for self-selection.

Disclaimers

Document preparation and agent-responsibility services are excluded from Basic tiers. All documents prepared by G&K must be completed at the agent's direction and approved by the agent before being sent for signatures. G&K does not negotiate price, repairs, credits, or contractual terms. All services are administrative in nature and subject to applicable laws, licensing requirements, and brokerage policies.
